Property Research

Our right-of-way team experts can help with property research for a project of any size. Some of the tasks we perform are:
  • Verify property ownership with latest deed
  • Research property mapping: CSM/’s, Plats
  • State and County Highway Mapping
  • 60 year searches/Line of Title
  • Existing Easement research
  • Encumbrances

Easement Acquisition

Our teams have over 35 years of experience in Easement Acquisition specializing in the following tasks:
  • Research latest Deed to ensure ownership
  • Research any property mapping if survey work is needed
  • Ensure proposed Easement Area is free and clear of any Encumbrances
  • Preparation of Easement Document
  • Determine land values by use of Licensed Appraisers
  • Negotiate with Property Owner to specified limitations of our Client
  • Coordinate with Surveyors to have the easement staked, pinned, and recordable exhibit created
  • Record signed easements
  • Calculate and negotiate payments for damages caused by construction.

Ingress/Egress Easements

Coordinating with construction contractors to find serviceable routes into and out of existing easements and facilities through:
  • Contacting property owners to negotiate routes, and to notify them of the upcoming construction
  • Contacting Municipal, County, and State agencies for Permitting and/or Ingress/Egress issues
  • Review Agreements with Construction in order to ensure Limitations of Agreement have been fulfilled
  • Serve as contact between Construction Company and the Property Owner
  • Calculate and negotiate payments for damages caused by construction.
